Fitness Center Under Construction at One Shipyards Place

A fitness center is coming to One Shipyards Place, the new office building under construction in Downtown Jacksonville. The city has issued a permit for the facility, with a project cost nearing $1.51 million.

The commercial gym will be located on the first floor of the six-story office building at 1 Shipyards Place. Auld & White Constructors LLC, based in Jacksonville, is handling the build-out of the shell space. Kasper architects + associates, also of Jacksonville, designed the project.

Plans for the fitness center show it will feature a reception area, workout space, locker and shower rooms, and storage, covering about 5,046 square feet. A site brochure lists the total area of the fitness center at 6,633 square feet. The property is owned by Shipyards Office LLC, a company affiliated with Jacksonville Jaguars owner Shad Khan.

On May 9, 2024, the city approved a permit for the construction of the One Shipyards Place office building. The total cost of that project is nearly $39.2 million. PCL Construction LLC, based in Orlando, is the general contractor.

The building will offer 132,493 square feet of enclosed space and 10,185 square feet of open space. It is located along the Northbank of the St. Johns River, close to EverBank Stadium.

One Shipyards Place is part of a larger development led by Khan’s real estate company, Iguana Investments Florida LLC. The office building is positioned near the future site of the Four Seasons Hotel and Residences, which also received a construction permit from the city on May 22, 2024. That luxury hotel project is valued at $215.1 million.

Once completed, One Shipyards Place will serve as the new headquarters for the Jacksonville Jaguars. The team will relocate from EverBank Stadium, which is scheduled to undergo renovations by 2028.

NAI Hallmark, a Jacksonville-based firm, announced on September 30, 2024, that it will be the exclusive leasing and management agent for the office building. The firm is representing Shipyards Office LLC, which is part of Khan’s broader development group.

According to NAI Hallmark’s promotional materials, the 137,000-square-foot office building will include a restaurant and fitness center on the ground floor. The Jaguars’ front office will occupy the second, third, and fourth floors. The fifth and sixth floors will offer 25,064 square feet each of available space, along with private terraces.

NAI Hallmark highlighted that the upper floors provide “unparalleled view corridors” of Jacksonville’s waterfront and city skyline. The firm described the top floors as a unique chance for high-profile tenants to enter Jacksonville’s growing urban market.

The ground floor will also feature 12,000 square feet of retail and amenity space. This includes a restaurant with a patio overlooking an event lawn and marina. NAI Hallmark said the area is expected to become a lively destination for both business and leisure.
